As recommended by the National Energy Services in 2009, “The display of the EPC rating should be mandatory on all commercial building particulars used by agents to market the building. This is already in place for the sale of homes, and it brings real transparency and help to consumers.”

Energy Feat works independently for the Landloard, Property Agents and Solicitors to give them a speedy service. As time is of utmost importance to the property buyers and the property sellers, agents must be proactive in completing all documents to mature any business deal. Energy Feat meets the need of producing EPCs quickly; our assessors can even conduct surveys at the weekend. We need access to all the rooms to examine the windows, boiler, heating appliances, electric and gas appliances and cellar if there is one in the building. A record is made of all the information along with the photographs taken at the property. We aim to deliver certificates within 4 working days of an inspection conducted.

It helps an energy assessor to see manuals of your boiler and air conditioner, so keep them handy for assessor also note that the Carbon Trust has a list of equipment as part of the Enhanced Capital Allowance scheme which you can identify using details from your manuals.

 
There are several grants available that can cut costs by half or even to zero for a landlord to help cover the installation costs.
 
The legal responsibility rests with the landlord to arrange with the letting agent to carry out the task of an EPC by any approved energy assessor.
 
Some of the items in an EPC will be under the control of tenants, such as, the amount of fuel consumed and others the landlord could change.
